Serving the Montreal area for over 65 years, Timex Realty Corporation is a family-owned realty company, which has been operating in Ville St-Laurent since its inception. Specializing in construction, leasing and management of industrial properties, our portfolio consists of premises ranging from 250 square feet to 100,000 square feet of office and warehouse space.
While our primary focus is on the 1,000-5,000 sq. ft. size, we pride ourselves in watching and helping businesses flourish as they mature through different stages of growth. Do your spaces provide the potential for growth?
At Timex, we pride ourselves in developing long-term relationships with our tenants and being able to provide our tenants with additional space whenever needed, whether it be a short-term additional month-to-month requirement, or whether it be additional space, we will find the solution that best suits your needs. In our multi-tenant properties, we are often able to arrange for an adjacent space to be available, allowing for a smooth, easy and inexpensive growth.
In terms of monthly rent, what is the difference between net net and gross?
A net lease typically requires the tenant to pay some of all of the property expenses such as real estate taxes, insurance, repairs and maintenance and utilities in addition to the rent. The items that are to be paid by the tenant will be specified in the written lease as to avoid any potential confusion. For properties that are being leased to more than one tenant, such expenses are pro-rated among said tenants based on the square foot occupied by each tenant.
Truck level or drive in?
When looking for a warehouse it is important to understand your own shipping habits and whether or not you would benefit more from a truck level or drive in. At Timex, we have spaces with both types. If you ship and receive pallets of goods or heavy items, a truck level would be best. If you primarily ship small parcels or would like the flexibility of being able to bring a vehicle into your warehouse, a drive-in would be the right choice for you. Note that prices are not affected by this choice.
What does clear height refer to?
Clear height is essentially the distance between the floor and the next impediment. Here at Timex we have clear heights ranging from 16 to 24 feet depending on your requirements.
What is the average length of a lease?
At Timex, we are flexible.

SOCIAL RESPONSIBILITY
Here at Timex, we feel so privileged and grateful for what we have that we like to do whatever we can to give back to our community. Every year around the holiday season, we run an annual clothing, food and toy donation drive for those less fortunate. Sun Youth, Dans la Rue and MADA appreciate the donations year after year and ultimately, rely on them.
We strive to help others while making it easy for each of our tenants to participate in the cause in a way that allows them to simultaneously clean out their offices and homes and make a difference in the lives of others in our community. Each year, we continue to be amazed by the success of the program and the sheer amount of donations that can be of great use to others.
We look forward to many more years of giving back together.
In addition to the annual drive, we strive to continuously improve and maintain our properties with the introduction of trees on almost every Timex lawn as well as several fruit and vegetable gardens.
